Every application must be submitted to the Local Authority Building Control. In order to make things easier for you, the Government has launched a national online portal. You can submit your application through the Submit-a-Plan portal from anywhere in England, Wales, or the Northern Ireland, and your application will reach your Local Authority Building Control.
The Submit-a-Plan website is designed to aid the needs of both professionals and the general public. Furthermore, it offers you the chance to track the progress of your application in real time. Most importantly, it’s free of charge and it saves you a lot of time and money. Moreover, you can send in your application 24/7 and you can track its progression in real time.
The website provides all the information necessary for submitting your application. There’s a general information tab that lists the exemptions from Building Regulations. Currently, based on the latest regulations there are 6 constructions or building modifications that don’t require you to submit an application:
Garages – as long as the materials used are non-combustible and the floor size of the garage doesn’t exceed 30 square meters;
Sheds – unless the floor size of the shed exceeds 15 square meters;
Windows & doors – Building Regulations don’t apply to the replacement of doors and windows as long as the new objects are of the same size as the old; however, all modifications must be conducted by professional builders;
Porches – don’t require a building permit as long as they are built at ground level and less than 30 square meters in floor size; moreover, all the materials and electrical wiring must be compliant with the newest regulations;
Conservatories – receive the same classification as porches;
Manhole drains – doesn’t require approval from the Building Regulations office as long as the drain pipes or manholes are replaced with the same type.
